Sarah Palin Moving To Rhode Island???

Some people may “Also” find this not that interesting, some may love it, either way, it is something to talk about. There is a rumor(Rumor – an opinion put out there with no real source) that Sarah Palin, the former Governor of Alaska may be moving to Rhode Island to settle down. 

Now, what will this do for Rhode Island and maybe even Massachusetts Real Estate should it happen? Absolutely nothing what so ever, just thought our readers would find the rumor to be interesting. It will however put Rhode Island on the map for a hot second should it happen.

The Jersey Boys and Midtown Luxury Condos

You might be asking yourself, what does The Broadway hit, Jersey Boys have to do with midtown luxury Real Estate in Boston, MA? You might also be asking yourself, why am I, Joshua Golden, Partner at Luxury Residential Group writing about it on this blog for real estate?  I will get back to that in a second but I wanted to tell our readers that I had the opportunity to see the show this evening at the Shubert Theater on Tremont St.  It was absolutely fantastic! I highly recommend that everyone, regardless of age, take the opportunity to see it before it leaves Boston on September 26th, 2009. Did I mention it was AMAZING?

Now, why am I sharing this with you? Well, this evening, after a long day at the office, I decided that I would take a shot and see if there were any single seats left for tonight’s show.  I had nothing else to do and have been dying to see the Broadway sensation since it opened up in New York City a couple of years ago. The theater was on my walk home, I live in The Ritz Carlton on Boston Common and my office is at 355 Boylston St., so why not give it a shot? It just so happened that there was a single seat left, in a fantastic location, just 13 rows from the stage. Without hesitation I bought the ticket.  While waiting for the show to begin I realized how lucky and fortunate I was to be living in the Theater District/Midtown area of Boston, MA, so close to the theater community.

Midtown/Theater District  is where the Theater Community, entertainement  and Boston Luxury Real Estate come together.  Luxury Condo Buildings like  The Ritz Carlton, One Charles, W Boston, Heritage, Le Jardin, Four Seasons, Grandview, Parkside, and Tremont On The Common, are all located in the Midtown/Theater District of Boston.  If you are thinking about a move into the city, or just a pied-a-terre because you are tired of the long commute, you really should consider this central location. It  offers its residents and their guests easy access to public transportation, lovely parks, delicious restaurants, beautiful theaters(Shubert, Wang, and The Opera House) and pleasant walks to everything the city of Boston, MA has to offer.

Boston Luxury Apartment Rental Gone Bad – Lesson Learned

Had an interesting thing happen today that I thought would be relevant to share with our Luxury Residential Group  Blog readers.  An amazing, nice, young professional couple hired us to assist them in their search for an ultra Luxury Apartment in Boston.  After a month of Searching, we finally found the perfect home.  It was located at 134 beacon Street and was on the market for sale for nearly 3 years.  The developer decided to cut his losses and lease the property for the next year or two to hopefully catch the market on the upswing.  Our clients came to an agreement with the developer for a 2 year term at $12,000+/month. Unfortunately, the listing sales agent had different ideas.  Although we had an agreement in principal, the developers agent, who we will not name, used our rental offer as leverage to procure a buyer for the above mentioned property.  Another party stepped up and blew our “deal” out of the water on the purchase side.  Although the actions of the developers agent was understandable, it was highly unethical.  There is no legal action because the leases had not been signed and the deposit checks had not been cashed.

Lesson: Never expect a deal to be done until you have copies of signed documents by both parties.  Also, it is essential to know that whatever financial considerations are involved, they have been accepted and deposited into the bank by the lessor or their representatives. It also teaches us that sometimes, even though we feel pressured to make certain decisions, we need to go for it because the opportunity may not be there tomorrow.

A Sign of The Times In Boston – Fan Pier

With the luxury condo market adjusting, the economy on shaky ground and developers scrambling for solutions, a new trend is taking shape. Mid construction, which were billed as Luxury Condo Developments are now becoming class A office projects. Fan Pier, in Boston’s up and coming Seaport area is one of these cases.

Luxury condo sales have stalled while office leasing has seen an uptick.  For instance, Russia Wharf, which was also developed with luxury condominiums in mind, changed course to all Office Space.  It is rumored that Wellington Management has master leased the entire building.

Although we have seen an uptick in condo sales this Summer, it is not enough to change the course of what was once a growing trend, Luxury Condo Developments.

Smoking Ban In Sharon, MA?
